Are any utilities included in the rent?
Utility inclusion varies by building. Some include heat, hot water, or electricity, while others do not. Check your building’s webpage for details. Be sure to set up your utilities when you move in and cancel them when you move out to avoid extra charges.
What appliances are in the unit and what amenities does the building have?
Each building’s webpage lists available appliances and amenities. Use the search box on our website’s homepage to find details for your building.
Is smoking allowed in residential suites?
To promote a healthier living environment, all suites and common areas in our buildings are designated smoke-free for all Tenants who have moved in after February 2015. This policy applies to tobacco, cannabis, and vaping and such other substances set out by the Landlord from time to time.
Smoking in a non-smoking unit will result in cleaning charges deducted from your deposit and is grounds for eviction.
Are the apartments furnished? Do you provide housekeeping services?
Furnished apartments and housekeeping services are only available at our Fort McMurray, Alberta, buildings. Any other furnished suites shown online are display suites. Select buildings may have furnished guest suites available for rent.
Do I need renters' insurance?
Yes, proof of renters' insurance is required before you move-in and must be maintained in place throughout the term of your Tenancy. Your personal belongings and liability are not covered by the building’s insurance. See Section 28 of your lease for details.
How can I pay my rent?
We accept multiple payment methods: Pre-Authorized Payment (PAP), credit card, debit card, electronic bank payment, bank draft/money order and post-dated cheques. Approximately 95% of our tenants use PAP which automatically withdraws rent from your bank account. Cash is not accepted under any circumstance.
Is parking available? Is it free?
Parking availability and cost varies by building. Contact the building manager for details.
Is EV charging available? Is it free?
EV charging is available in select buildings and is being added at other buildings ongoing. Contact the building manager for details and costs.
What other documents do I need to sign a rental agreement?
Please obtain a letter of employment stating your salary and length of employment as well as a current bank statement. If you are self-employed or receiving a pension income, please provide an income statement or notice of assessment. We also ask for your permission to obtain a reference from your current landlord. All applicants need to provide two pieces of identification, one of which includes a photograph.
How much is the security deposit?
In British Columbia, security deposits are 50% of one month’s rent and, for our pet-friendly buildings, there is a pet damage deposit in the amount of 50% of one month’s rent. In Alberta, damage deposits are one full month’s rent and pet fees are payable subject to the Residential Tenancy Act of Alberta’s guidelines.
How do I contact my building manager for emergency or non-emergency issues?
Find your building manager’s contact details by searching for your building on our website’s homepage. All maintenance requests should be submitted online, including photos where possible.
Am I able to dispose of furniture and other large household items in the garbage bins?
No. Large items must be disposed of at your own expense. If unauthorized items are traced to you, all removal costs and any fines will be charged to your account.
When is either the building manager or Landlord able to enter my suite?
For your privacy, we will give 24-hour notice prior to entering your suite. However, in the event of an emergency or other special circumstance that may put the safety or living conditions for other tenants at risk, we may enter without notice.
Will my rent ever increase? If so, how often?
Rent may be increased once per year as per the Residential Tenancy Act. You will receive written notice at least three months in advance. The increased percentage is determined by the Residential Tenancy Office each year.
We have decided to move out. What do I need to do as a tenant?
Assuming it is the end of your lease term, you will need to provide us at least one month’s written notice to end the tenancy and of your move-out, hand over all keys (front and back door, mail, electrical room, etc.) to the Property Manager and book a move-out inspection time. Be sure to clean your unit thoroughly and leave it in the same condition as when you moved in. Damage or extra cleaning fees will be taken out of your security deposit or pet deposit where applicable. When should I expect to receive my security deposit refund?
In British Columbia, your security deposit refund will be mailed within 15 days after your lease ends and you provide a forwarding address. In Alberta, your security deposit refund will be mailed within 10 days after your lease ends and you provide a forwarding address. Attending your move-out inspection ensures you will be aware of any deductions.
What if I leave items behind after moving out?
Your belongings will be disposed of at your own expense if they are left behind after moving out. The cost of such disposal will be deducted from your security deposit and if in excess of your security deposit also charged to you directly.
What happens if I break my Tenancy Agreement?
As a residential tenant, you are required to sign a Tenancy Agreement prior to moving in. If you move out before your Tenancy Agreement, there will be a liquidated damages fee. Please refer to Section 4 of your Tenancy Agreement for the amount or contact your building manager should you have any questions.
